Commerical Property Manager

DTLA-based Real Estate company seeking a Commercial Property Manager to oversee all aspects of the day to day operation of several commercial (office/retail/warehouse) properties located in DTLA, repair and maintenance, managing tenant relations, collaborating with the in-house maintenance team and establishing and maintaining relationships with contractors and vendors, under the partners/owners/CEO. Portfolio is $300-500M of multi tenant office with majority in DTLA, some in BH and Westside. Also Santee alley commercial/retail and warehouse.


Showing space, negotiating leases, lease admin, drafting of leases, or working with outside counsel must be able to understand NPV of lease negotiations, general office management, possible management of other staff members.

In some instances working with brokers, managing those relationships. Should have experience with Class A office as well as class B/C warehouse and retail.

Working with the in-house maintenance team and contracting with outside vendors and contractors in order to ensure that all facilities and building components are maintained well on regular basis, and ensuring janitorial contractors keep the facilities clean and well supplied, supervising building custodians, security personnel, visiting properties on regular basis, and in some cases collecting rent payments. Responsible for property expenses, approval of invoices and input into the accounting system, as well as preparing annual budgets.

We have a leasing admin, maintenance manager, office admin in the office and he/she will need to work coordinate with these folks as a team. We also have 10+ person maintenance/janitorial staff.

Eventually we are looking for the PM to provide leadership for the above team and add additional staff members as required.

Ability to read, administer and negotiate lease terms for commercial leases (office/retail) with little to no supervision.

Ability to work with contractors to bid scope of TI and supervise completion and payment of work for small projects generally < 100k.

Required Skills:

Excellent customer service, pleasant personality with sound judgment and the skills and ability to research and find quality vendors and service providers and negotiate the best possible terms on minor service contracts as well as office TI projects. Strong accounting/bookkeeping background a plus. Excel/Office/PPT/Outlook.

Other required skills/qualities: Appfolio/Yardi accounting software experience a plus, financial math skills, energetic, self-starter, reliable and trustworthy. Ability to work independently with little to no supervision. College degree required. 5+ years in commercial property management. Bilingual (english/spanish)
